SIZE: An April 2005 survey calculates the total acreage as 345.03 acres out of the ABS 29 WM Arandale Survey, the ABS 161 A Drane Survey and the ABS 433 WM Sevey Surveys.

HIGHEST USE: This property would make an exceptional family getaway offering opportunities to hike, explore, observe wildlife, star gaze or even hunt. It's proximity to Austin and San Antonio, yet quiet solitude, make it all the more attractive. LOCATION: Located on the western edge on northern Hays County, 10 miles SW of Dripping Springs.

IMPROVEMENTS: Main house built in the 1970's is 1121 sq ft traditional rock exterior ranch house. Comfortable 3/2 on pier and beam with corrugated metal roof, fireplace and inviting screened porch. TERRAIN: Prominent on the ranch is Round Tree Mountain, at 1474 feet it is one of the highest points for many miles. From its plateau one has an unobstructed 360 degree view. To it's north and west lie 3 canyons filled with a diverse mixture of hardwoods and to the south and east are meadows and fields dotted with large live oak trees.

SURFACE WATER: The canyons merge together before exiting the property to form Grooms Branch of South Onion Creek. This is the headwaters of S. Onion and these canyons shelter some truly beautiful grotto and quiet valley areas. In the driest summers most of the springs that provide water to these valleys will cease to produce enough output to continue a flowing stream but several will always have small pools at their immediate beginning. Opportunities do exist for impounding water with some sort of man-made structure, possibly creating larger bodies of water.

UTILITIES: Pedernales Electric Cooperative supplies electricity, Verizon provides phone service. Gas is propane tanks.

FLOODPLAIN: Being the headwaters of Onion Creek, a limited watershed area affects this property. Although several feet of water may be seen flowing thru the valley bottoms immediately after a heavy rain, no part of the property and certainly no structures are in any major floodplain.

MINERALS: Reservation of undivided one-sixteenth (1/16th) of oil and gas and one-eighth (1/8th) of sulphur and other minerals as a free royalty to the State of Texas, as set forth in Patent from State of Texas to the Veteran's Land Board referenced in Deed recorded in Volume 159, Page 621, Hays County Deed Records.
