SURFACE WATER: Pond could be lined with a caliche base, which if done correctly, should result in the water being retained. Currently, when the creek runs, the pond is full; otherwise, the pond slowly drains out through a crack.

UTILITIES: Electricity and telephone are available at the fron of the property. The Seller will convey an additional 2 acres at the back of the property, which has a well on it, if the Buyer is interested in this option.

EASEMENTS: Pedernales Electric holds an easement at the front of the property. The Seller will retain an easement from his adjoining acreage through this property to the road for use during high water events, when necessary for exiting or entering his property, which could be at these rare times otherwise inaccessible.

MINERALS: The Seller is conveying all the mineral rights that he owns. The Seller received 50% of the mineral rights when he purchased this property.
