Size: 214+/- acres of land, more or less out of the Abner Smalley Survey, the L.W. Kingsley Survey, The T.C. Railway Company Survey , the T.F. Martin Survey and the Loretta D. Lowe and Larry K. Lowe Survey, in Hays County, TX. Tax records in Hays County Appraisal District list the land in three tracts. East Tract at McGregor, R18218; MiddleTract, R15878; West Tract, R19779.

HIGHEST USE: Investment or Development.

LOCATION: Corner of US 290W and McGregor, 3.7 miles west of the main intersection in Dripping Springs, the Gateway to the Texas Hill Country expansion. Unique land status because the Buyer will have the flexibility of land use in this corridor. There are no restrictions recorded on the land. The 290 west corridor has both large and small commercial and new residential developments coming on line as Dripping Springs grows to the west.

IMPROVEMENTS: Well with storage building on property to keep tank full for livestock, currently cattle. Location straddles the east side of the western track and the west side of the middle tract. Above ground electrical line services the well. #Livestock fencing on all but west side.

TERRAIN: Rolling hill country with dramatic views to west and north. Moderate tree coverage of excellent quality. Juniper (cedar) has been cleared. Tree survey has been done. Two ephemeral tributaries channel into the headwaters of Onion Creek. Several other smaller intermittent steams and ponds have been located by biologists during the high rain years.

ZONING: None, however property is in the Dripping Springs ETJ (Extended Territorial Jurisdiction). Property development is governed by Hays County and Dripping Springs City Ordinances.

SCHOOLS: Dripping Springs Independent School District.

 

SURFACE WATER: Water/fire hydrant in place at the southeast corner of the property and is available for surface water for the 214+/- acres with city water through Dripping Springs Water Supply Corporation. Surface water is required if the current residential approved plat is used with its current lot sizes. Well water is an option with other development options. Lot sizes will determine ability to use wells.

UTILITIES: Electricity – Pedernales Electric Cooperative above ground. Pedernales has stated that they are moving the overhead electrical line that runs through the lower land, west to east from the west substation to a easement that runs parallel to 290W. Telephone by Verizon. Well or surface water depending on land use (see previous).

MINERALS: All convey except the top 18.34 acres in the northwest.

TAXES: Agricultural exemption. Maintenance of exemption shall be the responsibility of Buyer after purchase. Rollback taxes, if applicable, will be responsibility of the Buyer.

FENCING: Livestock fencing on road frontage on all areas except the west.

SURVEY: Copy of survey available for entire tract.

RESTRICTIONS: Acreage has no recorded Restrictions. Draft of Restrictions for the single-family 172 lot subdivision approved by the city available to review and edit, if interested in the existing entitlement.

ON-SITE SEWER FACILITY: Individual, no city services provided. There are possibilities for the future as Drippings Springs will have public sewer.
